Do you need a home buyer survey?
If you’re about to buy a property, a survey is invaluable in helping ensure you are making the right decision before making a legal commitment to it. Our home buyer surveys explain everything in simple terms, making it easy to understand for anyone who needs to read it. We’ll also include plenty of photographs to help you understand any issues we find. If the survey does uncover any major problems, this can help you negotiate a lower purchase price, or help you decide whether to walk away from the sale.
Level 1, 2 and 3 surveys carried out by Eric Distin are non-invasive, meaning we won’t be drilling any holes, lifting any floor coverings or causing any damage from our investigations. To book a survey, contact our team in Callington today.
RICS level 1 home surveys
Also known as a Condition Report, this simple visual inspection is a straightforward way to get an objective report on the condition of a property. Level 1 surveys are idea for conventionally built modern properties.
RICS level 2 home surveys
If the property is of a standard design, in a reasonable state of repair and was constructed within the last 100 years, a level 2 RICS home buyer survey is probably the appropriate level of survey required. We can complete level 2 surveys with or without a valuation, depending on your requirements.
RICS level 3 home surveys
For period or older or rundown properties, or those that have had major alterations over the years, a more in-depth level 3 RICS survey is required. This is sometimes referred to as a building survey.
